Boston Zoning Board approves 145-unit Summer Street housing conversion

Zoning Board of Appeal · Meeting of July 28, 2026

Boston Zoning Board approves 145-unit Summer Street conversion and a contested 97 Salem Street project. The board voted unanimously to approve turning the vacant, historic 320 Summer Street office building, once occupied by LogMeIn, into 145 apartments including 25 units affordable at roughly 60 percent of area median income, with one-bedrooms renting near $1,300 a month. Attorney Joe Hanley called it a product that will "serve the workforce really well." The board also approved a long-disputed five-unit retail-and-housing project at 97 Salem Street in the North End over objections from the North End Waterfront Residents Association, whose David Kubiak said the group "voted to oppose the project as proposed," while direct abutter Ken Rothman and the North End Waterfront Neighborhood Council backed it.

In a separate case, the board narrowly rejected, then approved, building code relief for a 46 Mystic Street condominium's shared utility room, first failing 3-4 before passing unanimously with a future-renovation condition. Roughly a dozen additional residential conversions across Dorchester, Mission Hill, East Boston, South Boston and Charlestown were also approved.
