BPDA Board Unanimously Approves 754-Unit Morrissey Boulevard Housing Complex
BOSTON — August 14, 2025 — Boston's planning board approves 820 new residential units, including a 754-unit tower complex near the JFK-UMass Red Line. The BPDA Board of Directors voted unanimously at its August 14 meeting to greenlight the first phase of Columbia Point Crossing at 75 Morrissey Boulevard in Dorchester, a two-building high-rise project with 154 income-restricted units at 70 percent AMI, nearly 24,000 square feet of community park, and approximately 7,450 square feet of civic space, at a combined development cost across all three approved projects of roughly $480 million. The developer committed to an all-union build and told the board it hopes to begin site mobilization before year-end. Director Qi Shen told the board the three projects approved Thursday will put approximately 800 tradespeople to work and generate 61 direct jobs. The board also extended the final designation for the long-planned Blair Lot mixed-use project in Nubian Square for six months to February 28, 2026, approved a $500,000 neighborhood development fund grant to launch a Commercial Acquisition Assistance Program targeting small business property ownership, and voted to extend a marina license at Long Wharf through 2032 at a 3.5 percent annual fee escalation starting at $155,000 in 2027.
