Boston Zoning Board Approves 21-Unit South Boston Project, Denies Brighton Condo Proposal
BOSTON — February 6, 2024 — Boston's Zoning Board of Appeal approved the majority of more than two dozen development cases at its February 6 hearing while denying a Charlestown curb cut and rejecting a proposed 14-unit condominium at 42 Waverly Street in Brighton without prejudice. The board voted 7-0 to approve a four-story, 21-unit residential building at 27-29 Farragut Road in South Boston, featuring 19 percent affordable units and one-to-one automated stacker parking, and approved 5-2 a 14-unit, no-parking apartment building at 472-474 Western Avenue in Brighton consistent with the BPDA's Western Avenue Corridor Study. Board member Maria Betancourt-Braza moved to deny the Waverly Street project, saying its scale of 14 units on a roughly 13,600-square-foot combined lot "is too large for the context," and suggested the developer return with a proposal of 10 to 12 units. The Charlestown curb-cut denial at 24 Common Street came over safety and precedent concerns raised by residents of abutting 11 Elwood Street, who said headlights from a parked car would shine directly into ground-floor bedrooms.
