Boston commission approves two $100 land sales to developers

Boston Public Facilities Commission approves $100 sales of two long-vacant city parcels. The commission unanimously designated Boston Food Forest Coalition Inc. as tentative developer for 424-428 Geneva Avenue in Dorchester, a site DND development officer Shawnee Fletcher said had sat vacant more than 19 years and will now become a permanent food forest with a greenhouse and raised beds. Commissioners also approved a nominee of Penrose Holdings LLC and LGBTQ Senior Housing Inc. to redevelop 15 Everett Street in Hyde Park into 74 affordable senior housing units inside a historic 1899 building, per DND senior development officer Kelly Shea.
Shea said the project is expected to generate roughly 139,000 construction hours, save the city $60,000 annually in operating costs and add $40,000 a year in tax revenue. A commissioner flagged an apparent typo in the vote package listing the property's assessed value at $13 million, confirming a recent appraisal instead put the land's value at $4.2 million. Both sales closed at $100 each.
