Boston ZBA Approves Scaled-Back Alexandra Hotel Redesign, Multiple Housing Cases

BOSTON — July 29, 2025 — Boston's Zoning Board of Appeal unanimously approved a scaled-back redesign of the historic Alexandra Hotel, dropping a planned eight-story tower addition while preserving a 68-room hotel program on the South End landmark. Attorney Mark LaCasse of LaCasse Law presented the change on behalf of Alexandra Partners — comprising Tom Callis, Jass Bogle, and project manager Pavel Hunt — noting the BPDA Board had signed off on May 15, 2025, and the South End Landmarks District Commission approved the revised design on May 6, 2025. The board, sitting as a six-member panel under Chair Dong, also approved a six-unit replacement building at 263-265 North Beacon Street in Brighton with provisos requiring accessibility redesign of ground-floor units and BPD site plan review, following support from the Brighton-Alston Improvement Association and opposition from three abutters over rodent and property-condition concerns. Attorney Richard Linds won deferrals to September 9 for three East Boston addresses — 390 Meridian Street, 355 Border Street, and 89 Condor Street — seeking a full seven-member board for all three cases.
