Boston Zoning Board Approves Dozens of Permits, Deadlocks on Brighton Four-Unit Conversion

BOSTON — July 8, 2025 — Boston's Zoning Board of Appeal approved more than two dozen development projects at its July 8 hearing, including a Verizon telecommunications hub relocation to 346 D Street in South Boston and an 85-unit building replacing a 1950s parking garage near the Fenway Green Line station at 142-146 St. Mary's Street. The board deadlocked 3-3 on converting a fire-damaged Brighton two-family at 7 Tick Tock Street into a four-unit building, with board members Langham, Turner, and Chair Joyce voting no amid objections from the Brighton-Alston Improvement Association over a single basement egress and neighborhood density; the case was deferred to August 26. Among the unanimously approved projects were a 45-unit mixed-income building at 1274 Massachusetts Avenue in Dorchester offering 17.8 percent affordability, a 52-unit 100 percent affordable family housing project at 1 Waverly Street in Roxbury developed by Cruz Development Corp, and 20 permanently affordable homeownership units on Marcella Street in Highland Park. The Boylston Street rooftop conversion at 501 Boylston was approved, but its 53-space parking expansion was deferred to September 23 pending Air Pollution Control Commission sign-off.
