Boston Zoning Board Approves 43-Unit Affordable Brighton Project, Rejects East Boston Build
BOSTON — June 24, 2025 — Boston's Zoning Board of Appeal approved a 43-unit all-affordable homeownership development in Brighton and denied a new four-story build in East Boston at its June 24 remote hearing. The board voted unanimously to approve companion cases at 65 and 79 Seattle Street, a Mayor's Office of Housing-backed project by developer Urbanica that will deliver 43 for-sale units — all income-restricted, with 22 units below 80 percent AMI and 21 below 100 percent AMI — including seven one-bedrooms, 31 two-bedrooms, and five three-bedrooms, with 21 below-grade parking spaces. Attorney Joseph Feaster of Dane Torpey represented the applicant; the Boston Planning Department's Camille Platt-Dacosta confirmed the project received an Article 80 board approval in March and Mayor's Office of Housing funding in January. The board also voted 7-0 to approve a 115-unit market-rate rental building at 1690-1700 Hyde Park Avenue, which includes 20 affordable units and a publicly accessible 8,000-square-foot pocket park. In a 6-0 vote, the board denied a proposed four-story, three-family structure at 869 Saratoga Street in East Boston, with members citing the applicant's failure to meet the dimensional requirements of Plan East Boston, the zoning overhaul adopted in early 2024.
