Boston Zoning Board Approves Over a Dozen Projects, Rejects Roxbury Three-Family Bid

BOSTON — December 9, 2025 — Boston's Zoning Board of Appeal approved more than a dozen residential and mixed-use projects at its December 9 hearing while turning back one proposal in a 3-4 vote and deferring several others to February 2026. The most contentious hearing of the day centered on 38 Fenway, a building vacant since at least the 1980s, where the board unanimously approved a five-unit redevelopment with ADA elevator access for owners Mark Ehrman and Kief Kwan despite universal abutter opposition at three prior community meetings and lingering concerns from Fenway Forward about short-term rental use. A proposed three-family at 69R Perrin Street in Roxbury failed on a 3-4 vote after board members including Mr. Stenbridge and Ms. Turner said residents on Burton Avenue, the private way that would serve as the building's sole vehicular access, had not been adequately engaged. The board deferred that case unanimously to February 3, 2026, along with the roof deck proposal at 110 West Concord Street, which was sent back for cross-section drawings after the Planning Department said it had recommended denial solely because it could not determine how visible the structure would be from the street.
